Buyers are most active during the spring/summer markets. Many buyers want to get settled before the new school year. If you don’t have to be in your new place for the start of the school year, fall is a great time to purchase with less buyer competition escalating home prices.

Usually sellers who list during the fall months do so for timing reasons. They weren’t ready for the spring market and they need to make the move now either because they’ve finally found a new home with a concrete move-in date or because they’re being transferred for a job. Their seriousness in selling makes sellers more likely to negotiate the terms of a contract.
The Ease of Scheduling
Since the mad rush of spring and summer is over, scheduling to see homes is easier and inspectors are more readily available. You won’t have the same issues of getting an inspector out to the property during your contingency period that you’d have in the spring market.

Seeing a home in the summer months when flowers are at their brightest and kids are outside playing and families are on vacation isn’t the “norm.” You’ll get an accurate view of the home when the leaves are falling off the trees, the kids are back in school, the grass isn’t its greenest and you may notice things about the home that landscaping had been covering in summer months.
